Property Description and Facilities

Talcomb is one of six cottages converted from a water driven saw mill built circa 1740.

It is situated at the foot of Seldom Seen Ravine in the quiet and aptly named hamlet of Seldom Seen, on the outskirts of Thornthwaite Village, Talcomb nestles beside the comb beck overlooking a sparkling waterfall.

Talcomb has 1 double and 1 twin bedroom, cosy lounge/dinning room with T.V, video, real coal fire and double glazing, electric  This can be your starting point for many walks up in to the Winlatter Forest or on the surrounding fells.

The larger village of Braithwaite is only one mile away where you can visit a country pub or dine in one of the hotels or bars, or alternatively the bustling market town of Keswick with its many shops, pubs and restaurants is only 3 miles away.

Talcomb has 1 double and 1 twin bedroom, cosy lounge/dinning room with T.V, video, real coal fire and double glazing, electric  Storage heaters throughout, luxury fitted kitchen with built in electric hob and oven , microwave, fridge and washer/dryer, garden furniture available.

Booking Conditions

£75.00 deposit per week on booking, the balance of the total cost of the cottage rent is payable 6 weeks before the holiday Commencement date.

The deposit or full payment can be paid by cheques, bank transfer or credit card via paypal request.

On payment of the deposit and acceptance of the Booking the client becomes liable for the balance of the rent so you are strongly advised to take out Holiday Insurance (details sent with booking confirmation) To cover the possibility of having to cancel.

Lettings commence at 3.00p.m on the day of arrival and finish at 10.00a.m on the day of departure.

The client agrees to leave the cottage in a clean and tidy condition.

All breakage’s/ damage must be reported on 07973 420179.
Breakage’s/ damages caused by neglect will be chargeable and must be paid for within 7 days of departure.

Client’s baggage, vehicles and their contents are at their Owner’s risk at all times.

Well-behaved dogs are allowed by prior arrangement. They must not be left unattended in the cottage at anytime and under no circumstances are they allowed on the Chairs or in the bedrooms. Their own bedding and bowl must be brought. If these terms are not observed an extra cleaning charge of £20.00 will be charged.

Under no circumstances may more than the maximum number of persons indicated occupy a cottage.

The proprietors reserve the right to terminate the visit of any person Due to unreasonable behaviour, damage to the cottage or annoyance of other visitors.

Access to property. There may be occasions when we will require access for the property to carry out emergency repairs. We will advise you as soon as possible if access is required.
